Centrum Property Management



· AP/AR– handle all accounts receivable/payable functions

· Mailing of monthly dues statements-via email or post

· Collection of Dues- will collect and deposit dues into proper accounts in accordance of association policies

· Timely bill payment- bills paid on weekly basis, in order of importance with careful tracking and appropriate authorization (attendance to meetings which will allow us to better monitor unauthorized bill payments)

· Record keeping of bills- maintain and organize files for quick reference and historical data

· Cash flow management-Ensure maximum use of funds, meet reserve requirements

· Bank account review and reconciliation-copies of all bank statements provided, work closely with Treasurer, association board, or individual property owners

Financial Reporting 

· Complete financial statement preparation-provide all financial reports on a monthly basis including but not limited to profit & loss report, delinquency report, balance sheet

· Assist in budget preparation-assist in budget review, identify up coming capital improvement projects, estimate projected costs and calculate inflation of operating budget

· Income Tax and Corporate Fillings- Prepare income tax returns with Secretaries of State

· Lien filings on delinquent accounts



 Maintenance Services-


· Identify areas of maintenance in need-paint, landscaping, structural and concrete surfaces etc…

· Reserve analysis- identify up and coming projects and budget funds for those projects

· Establish long term maintenance schedule- record and update necessary schedules of maintenance

· Contracting and review of bids- bid out projects, do cost/efficiency analysis, create steady reliable contractor relationship, contractor oversight

· Landscaping and Plowing contracting

· Manage daily operations-manage day to day functions in order to maintain smooth operation community

· Work order request-manage work order request abiding by association bylaws

 Administrative Services-


· Enforcement of Rules and Regulations- ensure compliance of rules and regulations consistent with bylaws

· Meeting attendance and preparation-attend association meetings as required, preparation for meeting

· Directory preparation and welcome packet info-update and maintain directories and information packets

· Work with Real Estate Agents

· Marketing-help design and administer website

· Telephone inquiries– assist association members in attaining information
